Brandon Palms just celebrated their grand opening on June 8, 2017. Located in Brandon, Florida, Brandon Palms is a 120 unit complex catering to families earning between 40 to 60% of AMI (area median income). Brandon Palms is just a block from Route 60, the main thoroughfare, and is a community that will be convenient to everything.

A bus line, regional hospital, elementary school, and high school are all within walking distance. Every kind of shopping and service imaginable is also a short drive away up and down Route 60. The concrete block buildings will be secure, efficient and ample with an average unit size of 980 SF. More than 30 large trees are preserved and are part of this community gaining certification by the Florida Green Building Coalition.

NLP Receives AHP Award from Federal Home Loan Bank of Atlanta
|
The Federal Home Loan Bank of Atlanta has awarded $415,458 to Neighborhood Lending Partners of Florida and its development partner to assist in the funding of Grove Pointe as part of the 2017 Affordable Housing Program.
The funds will support purchase and rehabilitation work on this rental development in Ruskin, Florida. This development, which is made up of 80 multifamily units, represents approximately $6.1 million in residential development and houses an onsite daycare center operated by Redlands Christian Ministry.

Grand Opening of Goldenrod Pointe Apartments

NLP underwrote and closed a $2,000,000 loan on behalf of Orange County for Goldenrod Pointe Apartments, a 70 unit affordable apartment complex in Winter Park, Florida of which 20 percent of units are set aside for homeless individual and families to help them successfully transition to permanent housing.

NLP's Low Income Housing Tax Credit (LIHTC) Pool
Loans for multi-family rental properties utilizing LIHTC's have been a core product for NLP from its inception. These loans are crucial to NLP continuing to fulfill its mission and provide high quality housing to Florida's under-served residents and loan opportunities to our Member Banks. Our Member financial institutions, our low- and moderate-income developers and future residents greatly benefit by the LIHTC loan fund. This statewide pool is non-revolving and is utilized for loan originations and funding for LIHTC construction and permanent loans.

Community Financial Institution Fund designated ("CDFI Programs") and all loans are considered community development loans providing all banks CRA credit for participation in such LIHTC loans regardless of location within the State of Florida.

Small Business Success Story: Medical Equipment Solutions
Medical Equipment Solutions, Corp.(MES) has been providing medical equipment and service in Florida since 1999 and is an authorized Medicare and Medicaid provider. According to President & CEO at MES, Maria Sandra Pineda, "Mobility is often an overlooked factor in people's lives, and Medical Equipment Solutions helps those who wish to improve the quality of their life."
After being awarded a government contract by USAid for $1.468,839.00, Sandra looked to Neighborhood Lending Partners as a solution to helping her execute on it. All she needed was an additional $361,000 but was continually turned down from banks. NLP stepped in to assist her in her mission of sending medical supplies to a nursing hospital in Tanzania.
"For a certified Woman Owned Small Business, this contract gives our company confidence, and encourages us to continue to grow and support governmental operations throughout the world," states Maria Sandra Pineda. Stating, "We're a family run business with over 18 years of experience and a strong connection within the Hispanic community."
