Cameron Preserve Provides Permanency to Residents in Kissimmee

NLP provided a $2,000,000 construction loan and a $1,040,000 permanent loan to finance a much-needed affordable housing development in Kissimmee, Florida called Cameron Preserve Apartments. The 100-unit development has 50% or more of its units set aside for homeless families. In this case, the majority of "homeless" families are working families that were living in substandard motels along highway 192 because of the lack of affordable housing options.

Cameron Preserve offers families a sense of permanency. Amenities include a pool, clubhouse, fitness center, playground, and computer lab. Services to be provided at no cost to the tenant include employment counseling, health and wellness services, financial management to help participants learn how to save and repair credit, and individualized case management.

NLP partnered with developer Deion Lowery, Florida Housing Finance Corporation, Osceola County, and Boston Financial to make this development a reality.

American Way Townhomes Offers a Rural Community a Much-Needed Affordable Option

NLP provided a $625,000 construction to permanent loan to build a 30-unit townhome project called American Way Townhomes located in the City of Macclenny, southwest of Jacksonville, Florida. The development is located in a rural market area as defined by the United States Department of Agriculture Rural Development (RD). The 30-unit project includes 12, 3 bedroom/2 bath units and 18, 4 bedroom/2 bath units that are perfect for working families living in the area. Many of the residents work in the health care industry.

This development was a partnership between NLP, National Development Foundation, the developer, and Florida Housing Finance Corporation.

Building on the success of Neighborhood Lending Partners of Florida, we have opened an office in Georgia. Neighborhood Lending Partners of Georgia, Inc. is in its first year of operations and seeks to carry the loan consortium model to the State of Georgia. We will provide construction and long term financing for LIHTC developments throughout the State with a special emphasis on rural areas.

In addition, we plan to expand our reach to be able to provide financing for economic advancement and opportunities in Georgia communities.
